Cruquius Island in Amsterdam’s Eastern Docklands has undergone a striking transformation from an industrial stronghold to a vibrant residential haven. This ambitious project by KCAP, completed in 2024, embraces the area’s industrial roots while catering to contemporary urban living. With its waterfront setting, diverse housing options, and pedestrian-friendly spaces, the development offers a thoughtful blend of history and modernity.

A Vision Led by KCAP

KCAP, renowned for its expertise in urban design, architecture, and landscape planning, spearheaded the redevelopment of Cruquius Island. The firm approached the site’s rich history with sensitivity, crafting a neighborhood that retains its industrial charm while fostering a new urban identity. The Design: Balancing Scale and Connection

The design concept emphasizes a balance between density and intimacy, achieved through a fan-shaped layout of 14 buildings. These structures vary in size and character, transitioning from large, elongated forms evocative of historical warehouses to smaller, three-story duplexes. Outdoor spaces—balconies, gardens, and terraces—are integral to every home, enhancing the connection between residents and the outdoors.

The arrangement prioritizes sightlines, with views extending from the main Cruquiusweg to the Amsterdam-Rhine Canal. This visual connectivity anchors the neighborhood to its waterfront location, while the car-free quay serves as a lively promenade lined with homes, commercial spaces, and recreational areas.

Spaces That Invite and Inspire

At Cruquius Island, the spaces between buildings are as thoughtfully designed as the buildings themselves. Landscaping introduces pathways with organic, irregular edges, semi-public gardens, and communal green areas.
