KCAP has won the design competition for Eurovea Towers in Bratislava, Slovakia. These twin residential skyscrapers, reaching heights of 260m and 184m, will become Slovakia’s tallest buildings. With over 1,100 residential units and a floor area of 115,000 m², they aim to blend modern architecture with the city’s historical and geographical context. Inspired by the interplay of Bratislava’s Danube River and Carpathian Mountains, the towers integrate seamlessly into the urban fabric while introducing a bold new scale.
A Vibrant Urban Location
Situated in the evolving Downtown Bratislava district near the Apollo Bridge, the project reimagines a former industrial area into a thriving live-work-play community. The design emphasizes connectivity and sustainability, with proximity to public transport, cultural landmarks, and green spaces.A lush pocket park surrounds the towers, featuring forest-inspired biotopes and climate-adaptive landscaping for recreation and relaxation.
Architectural Innovation and Sustainability
The towers feature hashtag-shaped structural cores, maximizing corner apartments with expansive views of the Danube and city skyline. The staggered volumes create a unique visual rhythm while optimizing sunlight and wind conditions. Sustainable features include energy-efficient systems like ground-sourced heat pumps, PV panels, and heat recovery ventilation. A modular, demountable façade promotes circular construction practices, reducing environmental impact.
Ground-Level Connections and Community Focus
At the base, a multi-story glass pavilion connects the towers, offering shared amenities like cafes, indoor gardens, and bike storage. Cantilevered overhangs shield the area from wind and noise, creating a welcoming microclimate. The design fosters a sense of community while enhancing Bratislava’s skyline with contemporary, sustainable living solutions.
Recognition and Status
The Eurovea Towers were praised by the competition jury for their innovation, aesthetic value, and harmonious integration into Bratislava’s urban landscape. The project, commissioned by JTRE and designed in collaboration with BuroHappold, marks a significant step toward Bratislava’s international architectural prestige. The development is ongoing, with KCAP leading its realization.
